Who We Are

All Island Equity REIT is a diversified real estate investment trust with a primary mandate of owning income producing real estate in British Columbia. All Island Equity REIT’s current portfolio is comprised of 868 apartment units and 58,000 square feet of commercial space in Vancouver Island and the Okanagan. All properties are stabilized and cash flow producing.[1]

All Island Equity REIT aims to maintain a strong weighting in multi-family assets coupled with low risk commercial assets, while looking to diversify into new asset classes such as leased office, industrial, self-storage, and manufactured home pad rental properties.

All Island Equity REIT is actively managed and aims to extract maximum value from each asset while maintaining a conservative leverage ratio of around 50% to limit exposure to fluctuations in interest rates and debt financing markets.

Our Purpose

Based on Vancouver Island, All Island Equity REIT was formed based on our belief in keeping investment local. We are committed to acquiring stabilized or de-risked real estate in British Columbia. Our REIT structure is a tax-efficient vehicle that allows investors to participate in a diversified portfolio of properties they may not otherwise have access to on their own.

Our History

All Island Equity REIT was established in May 2017 with the acquisition of a $65 million portfolio in the Comox Valley which included 334 apartment units and 55,100 square feet of commercial space from Robert H. Ash & Associates Ltd. Subsequently, All Island Equity REIT added $110 million in properties, sold some smaller and non-performing assets, and expanded across Vancouver Island and into the interior, bringing our total portfolio to 868 apartment units and 58,000 square feet of commercial space. Including capital improvements and IFRS revaluations, All Island Equity has a total of over $200 million of real estate assets under management as of June 30, 2022. [2]

Return Objectives

All Island Equity REIT’s primary objective is to generate attractive, stable, tax-efficient cash returns to unitholders, while also increasing unitholder value through capital appreciation of its real estate portfolio. Currently, All Island Equity REIT pays a 3% annual distribution, paid quarterly, and has increased unit value from $10.00 at inception to $16.36 in 2023. [2]
